I honor Tscha-kole-chy, its pre-colonial history, and the Indigenous People upon whose traditional lands my home now sits. I am located in the traditional territory of the Lower Skagit, Swinomish, Suqamish, and Snohomish tribes. Our island was named Whidbey by colonial settlers in 1792.
Neal’s background in development, capital markets, and advisory spans the US, Europe, and Asia. During his career he has worked with individuals, families, private companies, intergovernmental organizations, and nonprofits.
Neal Collins is a principal broker and advisor specializing in land, conservation-oriented properties, and place-based development projects. He brings a background in conventional real estate execution combined with deep experience working on complex projects where land use, entitlement, capital, and long-term stewardship intersect.
Before founding Latitude, Neal spent six years helping lead a high-growth real estate company in the Pacific Northwest, where he supported triple-digit year-over-year growth and worked across a wide range of transactions, from single-family residential projects to large-scale mixed-use commercial developments exceeding $2 billion in value. This experience shaped a practical, disciplined approach to brokerage rooted in market realities, transaction management, and risk mitigation.
At Latitude, Neal works with landowners, developers, and buyers navigating complex land and development decisions, particularly where agricultural use, conservation priorities, or long-term community outcomes are central to the transaction. His work often involves structuring sales, assemblies, and advisory engagements that require patience, coordination, and clarity around timing, valuation, and feasibility.
Neal is also a founding partner at Hamlet Capital, an investment firm that participates selectively in agricultural and conservation-centered community projects, and the host of The Regenerative Real Estate Podcast, where he engages with practitioners across real estate, land use, and development. His brokerage work is informed by a systems-level understanding of land, capital, and development processes, with an emphasis on thoughtful execution and long-term alignment.
