Where Architecture Meets Permaculture

The Overlook at Montezuma Verde offers the perfect foundation for building your dream home on Costa Rica's Pacific coast. It's a testament to what's possible when human intention harmonizes with permaculture systems design.

After touring 47 properties across Costa Rica’s Pacific coast, the owners found more than just land—they found home. With their care and intention, this land—formerly overgrazed by cattle—has transformed into a thriving ecosystem.

Before their stewardship began, invasive "matón" plants were choking out native species across the landscape. The owners took time to observe, then take deliberate action.

It was important to feel the ground before putting any buildings on site. We spent four years observing the breezes, light patterns, and natural water flows before creating our biophilic concept design."

- Tobi, co-owner and architect

The included concept design positions the main house and guest casita to maximize ocean views while capturing cooling breezes, demonstrating how thoughtful architecture can enhance both comfort and environmental integration.

Today, aerial photographs reveal a remarkable evolution: endangered Cocobolos now flourish alongside towering Pochote trees, while natural reforestation continues as birds carry seedlings from the surrounding forest. The owners’ personal residence is nested into this landscape—and you have the opportunity to do the same.

Seeking the Right Partner

The owners aren't just selling land – they're seeking a partner who shares their vision of regenerative living.

We've done extensive work to get where we are and want to share it with someone who wants to buy into this vision. It's important that we click and agree with the buyer – this is about finding the right steward for what we've begun."

- Adri, co-owner and permaculture designer

This property calls for a steward who understands ecological principles and values intentional living. The owners have created a framework that requires ongoing care: no pesticides, no leaf blowers, respect for wildlife corridors, and a commitment to biodiversity.

This is more than ecological restoration—it's about creating a harmonious relationship between human habitation and natural systems. The owners are ready to share this vision with a like-minded neighbor who will honor and continue the regenerative work they've begun.

The five roots of regeneration

Health & Wellness

Biophilic concept design maximizes ocean views and sounds, jungle acoustics, and river valley breezes. Wildlife corridors and planned food forest in the lower irrigated area create immersive natural living.

Sustainability

Passive cooling design, established permaculture systems, comprehensive water management, ongoing reforestation, and erosion control create a self-sustaining ecosystem.

Community

Vibrant local community with healthy mix of locals and expats, weekly farmers market in Montezuma, active wildlife protection organizations, and beach clean-up groups provide rich social connections.

Ecology

Zero pesticides, rainwater capture and reuse systems, low power consumption design, soil quality management, and controlled water flow using deep-rooting plants maintain ecological balance.

Spirit

Remote location with no light pollution offers spectacular star gazing and unlimited space for spiritual practice. Full immersion into nature's rhythms provides profound connection to natural cycles.

Land Acknowledgement

Indigenous Heritage

The Overlook at Montezuma Verde is located on the traditional territory of the Chorotega people. The Chorotega were the primary indigenous inhabitants of the Nicoya Peninsula, having developed a sophisticated society with complex agricultural practices, thriving trade networks, and rich cultural traditions before the Spanish conquest. Archaeologists estimate up to 400,000 indigenous people lived in Costa Rica when Columbus arrived in 1502. We pay respect to the ancestors and descendants of the Chorotega and all indigenous peoples who have called this territory home.

Recent Land Use & Stewardship

Before the current owners' purchase in 2017, this property was used for cattle farming, with much of it degraded and overgrown by invasive species. Recognizing the need to restore ecological balance, the owners implemented permaculture practices, removing invasive plants and creating space for native species to flourish. On the entire finca, they have planted over 1,000 trees representing 116 different species, 280 pollinator-attracting shrubs, and 3,200 erosion control plants. This careful work includes discovering and protecting native and pioneer plants that support balanced ecosystems.
